GENERAL LAYOUT AND ARCHITECTURE
General architecture
- Primary areas designed for aging in place.
- 10’ ceilings on main floor. 9’ or 10’ on others. Could have higher living room ceilings.
- Transitional style, but leaning traditional. Modern organic cottage?
- A bit of architectural interest in main rooms (wall paneling, ceiling paneling, beams, accent material behind beds, simple tray ceiling).
- Light, neutral color palette.
- Hardwood floors throughout.
- Tile in wet areas.
- Sound proofing key interior areas.
- Sound insulation between floors
- At least 48” wide hallways.
- Consider corners and turns to get into bedrooms.
- Minimal diagonal walls.
- If arches are used, I’d prefer a shallow curve.
- I don’t like double doors on standard openings (less than 60″)
- Not crazy about window benches unless it’s space that would otherwise be wasted.
- Minimal wall texture. Level 4 or 5 drywall.
- Elevator for lower level access, movement of Christmas decorations, furniture moving upstairs/downstairs, extra pantry items, outdoor furnishings storage during winter, etc.
- Stairway not a focal point of home. Prefer the top of stairs to point to interior of home rather than point to front door. Windows in the stairwell would be awesome. May do floating stairs if they aren’t too industrial looking.
Doorways
- 8’ height on main floor.
- 36” wide door into Master bedroom and bath for future accessibility.
- 36” door on primary guest bedroom and ensuite bathroom.
- Hallways 48-inches plus for comfort.
- No 24” doorways.
- No double doors where sides less than are 30″. I often open just one and 24″ feels too narrow.
- Give attention to corners and turns which might hinder an EMT from entering the master bedroom and bath.
- Lever handles on all doors.
- Locks on Master bedroom and bathroom and primary guest bedroom.
- Locks on offices, office closets, media closets and location of safe.
Electrical
- Lots of outlets, some half-hot.
- Wire for automatic blinds.
- Wire and block for light fixture/possible ceiling fans.
- White decorator flat switches with dimmers wherever possible.
Lighting
- Multi-temp fixtures in kitchen and baths.
- Central fixture in bedrooms plus can/wafer/recessed lights.
- Stairway lighting?
- Automatic closet door lighting? (Will it wake another person in the room?)
